| Golden Knights Plaza at the University of Central Florida

| UPI's team is responsible
for the management of the $300 million first phase of Golden Knights Plaza
currently under construction at the University of Central Florida in Orlando,
Florida. The Golden Knights Plaza project consists of 2,000 student apartments
housed in four separate Towers, 100,000+ square feet of commercial space
available for leasing, and a 10,000 seat Convocation Center. The synergistic
design of the plaza and its mixed use appeals to students, faculty and surrounding
residents, making it more of a community destination rather than just a
college campus. |

Opening in phases, the Towers at Golden Knights
Plaza will have three of its four Tower Apartment buildings operating for
UCF's fall 2006 semester with final completion scheduled for fall 2007.
Unique from typical collegiate housing, the Towers offer students a more
residential experience instead of a structured dormitory experience by offering
a four-bedroom apartment living atmosphere. UPI is responsible for coordinating
various operating elements of the project from the pre-construction phases
through final construction hand-off and grand opening. Once operating, UPI's
professional team members monitor the daily operating elements of the facility
to ensure a proper balance of profitability and enjoyable living experience
for the student residents. |

Shops at Golden Knight Plaza |

The Shops at Golden Knight Plaza consists of
100,000+ square feet of restaurant, retail and commercial office space.
With the University of Central Florida having the 7th largest college enrollment
in the United States; the services offered will appeal to both the 50,000+
students and faculty who converge onto the campus daily. Additionally, the
shops will appeal to local residents and businesses surrounding the campus.
The UPI team is responsible for generating the mix of tenants and leasing
the space at the plaza. UPI also coordinates with potential tenants and
construction build-out to ensure all parties involved are satisfied with
the end product, and also provides its tenants with unique training perspectives
for employees. |

Convocation Center |

The focal point of Golden Knights Plaza is
the 10,000 seat Convocation Center. Opening in fall 2007 the Convocation
Center will be one of the key venues in the Central Florida area to host
various entertainment concerts, sporting events and professional trade shows.
UPI is responsible for the management and profitability of the Convocation
Center. In addition to daily management, the UPI team assists in the marketing
of the facility to the Central Florida region and to industry professionals.
